You can identify most commercial floors with four field tests that take about ten minutes: check whether water beads or darkens the surface, look at the floor at a low angle for seams, scrape an inconspicuous edge with a coin, and check what the floor looks like where a heavy object has sat. Getting this right before buying floor care matters because the four most common commercial floors, sealed concrete, polished concrete, VCT, and LVT, each fail in a different way under the wrong method, and two of those failures are expensive to reverse.
Why this is worth ten minutes
Floor care is sold by method: scrub and recoat, strip and refinish, burnish, polish, deep clean and extract. Every one of those methods is correct on some floors and damaging on others. Buying the wrong one is not a wasted service visit, it is often a repair.
The most expensive version of this mistake is stripping a floor that has no finish to strip. On polished concrete, the shine is mechanical, it comes from grinding and densifying the slab itself, not from a coating. There is nothing to remove and nothing to reapply. An aggressive strip chemical on a polished slab can etch or dull the surface, and restoring it means bringing back grinding equipment.
The second most expensive is burnishing a floor whose finish cannot take heat, which softens and marks it.
Test 1, the water test
Put a small amount of clean water on the floor in an inconspicuous spot and wait a minute.
- Water beads and sits. There is a coating or a sealer doing its job. Sealed concrete, or a finished resilient floor.
- Water darkens the surface and soaks in. Bare or worn-through concrete. It is porous, which means it is also absorbing everything else that lands on it, and it needs sealing before any care program makes sense.
- Water sits but the surface has a deep, hard reflectivity that looks like it comes from inside the stone. Likely polished concrete.
Wipe it dry when you are done. This test is free and it eliminates the largest category of error immediately.
Test 2, look down the floor at a low angle
Crouch and look across the floor toward a light source rather than straight down.
- A visible grid of tight seams, roughly 12 inches square. VCT. Vinyl composition tile, the traditional commercial tile floor.
- Seams in a plank or wide-tile pattern, often wood-look. LVT or luxury vinyl plank. This matters, because many LVT products are explicitly not to be finished or burnished, and treating LVT like VCT is a common and visible error.
- Large panels with control joints every 10 to 20 feet and no tile pattern. Concrete slab.
- No seams at all, continuous, slightly soft underfoot. Sheet vinyl or a poured resinous floor.
Low angle matters. Straight down, a well-maintained VCT floor and a sheet vinyl floor look nearly identical.
Test 3, the coin scrape at an edge
In a spot nobody looks, inside a closet, behind a door, under a shelf, drag a coin edge lightly across the surface.
- A thin waxy or plastic-feeling material comes off as a light powder or ribbon. There is a floor finish present. That floor is on a scrub-and-recoat or strip-and-refinish program.
- Nothing comes off and the coin just slides. Either a very hard sealer, or polished concrete, or an unfinished resilient floor. None of those get stripped.
Do this at an edge, not in the open field, and use light pressure. The goal is information, not a mark.
Test 4, look where something heavy has been sitting
Move a pallet, a filing cabinet, or a piece of equipment that has not moved in a year, and look at the floor underneath.
This is the most informative ten seconds of the whole exercise. The protected patch shows you what the floor looked like when it was new. The difference between that patch and the open field is your actual wear, and it tells you which of the two problems you have:
- The protected patch is the same color but shinier. The floor is fine; the finish or the polish has worn. That is a maintenance problem with a routine fix.
- The protected patch is noticeably lighter than the open field. Soil has bonded into the surface, which on porous or worn concrete means the slab itself has absorbed it. That is a restoration problem, not a cleaning problem, and no increase in service frequency will reverse it.
The specific case of a warehouse slab going gray
This is the single most common floor complaint in Contra Costa County industrial space, and it is almost always a diagnosis error rather than a service-level failure. A sealed concrete slab that dulls to gray under traffic is usually accumulating fine cementitious dust that is being redistributed rather than removed. Increasing mop frequency makes it worse, not better, because the mechanism is redistribution. The fix is mechanical removal, and the reason the wrong fix gets bought is that nobody identified the floor and the soil type before buying the service.
What to ask a vendor once you know
With the four tests done, the conversation changes from "what do you recommend" to something a vendor has to answer specifically:
- What is my substrate, and does your answer match mine?
- Is there a finish on this floor, and if so, is the plan to recoat it or remove it?
- What is the interval between routine care and restorative care on this floor, in months?
- What will you not do to this floor, and why?
The last question is the useful one. A floor care provider who can name what is contraindicated on your specific substrate has looked at your floor. One who quotes a package has not.
