Star’s Janitorial Services provides hard surface floor care in Concord, California and across the East Bay and Contra Costa County.

Strip, wax, buff, and maintain VCT, tile, concrete, and other hard-surface floors so they stay clean and protected.

Floor care is project work, not route work. A strip and wax, a concrete scrub or a grout restoration is scheduled as its own job, done with the right machine and chemistry for that floor, and finished with a return-to-service time your building can plan around. Most of our floor care clients book it once or twice a year, or on a maintenance schedule written to protect the finish between big jobs.

What we do, by floor type

  • VCT (vinyl composition tile): full strip of old finish, neutralizing rinse, and new finish laid in multiple coats. Between strips, scrub-and-recoat and burnishing bring the shine back without stripping.
  • Sealed concrete and epoxy: automatic scrubber with pad grade chosen to lift soil and forklift residue without cutting the sealer. Degreasing where oil or rubber marks have built up.
  • Ceramic and porcelain tile with grout: machine scrubbing of the tile and grout lines, alkaline or acid-side chemistry chosen for the soil, extraction, and optional grout sealing.
  • Sheet vinyl, LVT and rubber: scrub-and-recoat or neutral-clean and burnish depending on the manufacturer's finish guidance, so the wear layer is protected rather than stripped.
  • Polished and natural stone: neutral cleaning and pad-based restoration of shine where appropriate. Aggressive chemistry is never used on stone.
  • Entry systems: matting cleaned or replaced so grit stops at the door and the new finish lasts longer.

Service options

  • One-time project: a single strip and wax, scrub, or restoration, quoted as a flat rate after we see the floor.
  • Annual or semi-annual restoration: the big job scheduled on a set month, usually around a holiday or summer break when the building is quiet.
  • Maintenance program: scheduled scrub-and-recoat or burnishing between restorations, which extends the time between full strips and keeps the floor presentable year-round.
  • Add-on to a janitorial account: floor care written into the same agreement as monthly or quarterly items, so it is never forgotten.

Every floor project starts with an assessment: we identify the floor type and existing finish, test a small area if there is any question about the chemistry, and measure the square footage. You get a written quote with the method, the number of coats where finish is applied, and the cure and return-to-service time, which for a strip and wax is typically overnight with foot traffic allowed the next morning and heavy furniture or rolling loads held off longer. Photo documentation is available for floor projects, and the difference is usually the first thing people notice.
