Pressure Washing

Star's Janitorial Services commercial pressure washing

Star’s Janitorial Services provides pressure washing in Concord, California and across the East Bay and Contra Costa County.

Exterior pressure washing for sidewalks, entryways, parking areas, and building exteriors to keep the property looking its best.

Exterior surfaces collect what the building's interior never sees: gum and grease at the entry, algae on shaded walkways, tire marks in the parking structure, bird droppings under the roofline, and the smell around the dumpster pad. Pressure washing resets all of it. We match pressure and chemistry to the surface so concrete comes clean without etching and painted or stucco surfaces are not damaged.

What we wash

  • Entryways, sidewalks and plazas: gum, grease and foot-traffic soil removed, usually with a surface cleaner attachment for an even finish without stripes.
  • Parking lots, drive lanes and parking structure decks: oil spots pre-treated, tire marks and general grime washed.
  • Dumpster pads and trash enclosures: degreased, washed and deodorized; this is the single most requested area.
  • Building exteriors: stucco, painted block, brick and siding washed at lower pressure with appropriate cleaners so the surface is not damaged.
  • Breezeways, stairwells and balconies at apartment communities and HOAs, with attention to where runoff goes.
  • Awnings, signage, fences, decks and loading docks as scoped.

Our equipment. We run commercial-grade, high-output pressure washers (up to roughly 3,800 psi) so we can safely lift dirt, grime, mold, and mildew from building exteriors, sidewalks, driveways, parking lots, fences, and decks, with pressure and technique matched to each surface.

Who this is for

HOAs and apartment communities, office parks, industrial buildings and restaurants in Concord and Contra Costa County. Typical needs: an entry that looks dirty no matter how often it is swept, a property manager preparing for an inspection or a sale, a board that wants breezeways and pool decks refreshed before summer, and a dumpster area that tenants complain about.

Service options

  • Quarterly service for high-traffic entries, sidewalks and dumpster pads, which is the most common schedule for food service and high-traffic entries.
  • Two to four times per year for office parks, HOAs and industrial sites, often with an extra fall service where tree canopy stains the concrete.
  • One-time projects: pre-sale or pre-inspection cleanup, post-construction wash-down, graffiti removal, or a first reset before starting a maintenance schedule.
  • Combined exterior visits with window cleaning or gutter cleaning to cut down on separate mobilizations.

Facilities we serve

StorefrontsHOAsIndustrial buildings

We walk the exterior with you, measure the areas, note the surfaces and where the water will run, and quote a flat rate. Work is scheduled for hours when the area is clear of cars and foot traffic, and the surface is left to dry before it reopens. Photo documentation is available for pressure washing projects.

Local to Concord. This service is delivered by Star’s Janitorial Services, the Concord, California commercial cleaning company serving Contra Costa County. We are not affiliated with similarly named companies in other states.

Pressure Washing FAQ

How often should a commercial exterior be pressure washed in the East Bay?

Entryways, sidewalks, and dumpster pads generally need service two to four times per year. Properties with food service, heavy foot traffic, or drive-through lanes usually need quarterly. Buildings under significant tree canopy often need an additional fall service for leaf tannin staining.

Do you pressure wash apartment breezeways and parking structures?

Yes. Breezeways, stairwells, and parking structure decks are common requests across Contra Costa County communities.
